Project Complete – Principal Financial Group TI

After just 12 weeks of construction, Trinity Renovation, Inc. is pleased to present it’s most recent completed project: the 6,838 square foot tenant improvement for Principal Financial Group in Modesto, CA. Trinity Renovation’s client for the project was an investment team led by Velthoen Associates Commercial Brokers of Modesto, CA.

Project Description

This tenant improvement was built in an existing shell office building constructed in 2007. The overall building totals nearly 11,000 SF, and the remaining space will be occupied by two other tenants, one of which is in the financial services field.

The shell building is an impressive, L-shaped structure with a full-glass common-area lobby featuring glazing over 25′ tall, creating an impressive entrance for prospective clients. The building also features extensive storefront windows, fully-tinted in clear anodized frames. The project is located in Summit Corporate Center in Northwest Modesto, in close proximity to Community Hospice, 5.11 Tactical, Golden Bear Physical Therapy and MedTech Billing Services.

This project was characterized by an aggressive timeline due to the tenants soon-to-be-expired lease. The primary challenge in meeting the schedule was the availability of finish materials. The 12-cell parabolic light fixtures, Corian counters, custom laminate doors and high-end carpet tile all arrived on-site in the last week of construction, making for a furious (albeit successful) finish to the project.
